Acquisitions, Sales and Development
Farrell Fritz represents buyers and sellers, landlords and tenants, and brokers and developers in the full range of real estate transactions. We use our insight and experience to offer creative solutions to the complex issues that so often arise in any transaction. Our real estate practice encompasses all the issues of development, zoning, construction, purchasing, selling and leasing of real property.
Real Estate Finance
Our extensive real estate finance practice encompasses the representation of both lenders and borrowers. We represent numerous banking institutions and other non-bank institutional lenders in structuring, documenting and closing an array of transactions, including acquisition, construction and project financing, industrial and housing development credit enhancements and bond placements, loan syndications and participations, and Section 1031 exchange financing. We also represent real estate developers, investors and owners in a wide range of transactions, both locally and nationally, from traditional commercial mortgage loans to complex debt-equity conversions, including mortgage conduit loans, industrial development bond issuances, construction loans, sale-leasebacks, joint ventures and other financing arrangements.
Leasing
Our real estate practice includes the preparation and negotiation of all types of commercial and residential leases, including shopping center, mall and other store leasing, single user and multi-tenanted office, industrial, residential and mixed-use building leases. Farrell Fritz represents a wide range of landlords and tenants, from the independent retail store or business operator to major institutions, regional and national businesses and landlords. Our attorneys are actively involved in leasing for many commercial buildings and shopping centers in the New York metropolitan area and also coordinate the review and negotiation of leases for major retail chain tenants on a regional or national basis.
Tax Certiorari and Condemnation
Farrell Fritz has saved metropolitan area companies millions of dollars by challenging their real property tax assessments. Our tax certiorari department works closely with both our real estate and land use and environmental attorneys to bring matters to a successful resolution. As a service to our clients, we maintain a complete data bank of assessment and sales information, allowing immediate access to tax assessment and valuation data for a particular parcel or a general geographic area. We have also represented both municipalities and landowners in all aspects of condemnation proceedings.
